If you’re thinking about repainting your home’s exterior, one of the first questions you probably have is: how much is this going to cost?
That’s a smart place to start.
Exterior painting is one of the most important maintenance investments you can make as a homeowner—not just for curb appeal, but for protecting your siding, trim, and structure from Washington’s weather. The challenge is that exterior painting prices can vary a lot. A smaller home in great shape may cost much less than a larger home with peeling paint, wood rot, or heavy prep needs.

In this guide, we’ll break down realistic exterior painting costs in Washington in 2026, what affects pricing, and how to compare estimates.
Average Exterior House Painting Costs in Snohomish County in 2026
Let’s start with “small” homes. Ramblers. Single story homes in Snohomish County.
Small homes (1,000–1,500 sq ft)
Typical range: $5,000-$6,500
These are by far the easiest houses to paint. There is very little ladder work, most of the house is reachable from either the ground or from a small ladder, making it less labor intensive and thus, less expensive.
These prices are based off of real projects we’ve done for real customers in Snohomish County. Expect to pay somewhere in this range if you own a single story rambler.
Next up are two story homes. These are by far the most common homes I see in Marysville, Lake Stevens, Stanwood, and all around Snohomish County. My painters and I refer to these as “your average two story Marysville home”.
Medium homes (1,500–2,500 sq ft)
Typical range $7,000-$8,500
These houses make up probably 70% of our exterior work, so chances are, your house falls within this range.
Lastly, our larger homes. These homes usually have intricate trim work, natural wood soffits, perhaps, or multiple accent colors -like cedar shake siding up top. The “difficult” part about painting these larger homes is the sheer size. There’s a lot of area to cover. We have to power wash, prep, caulk, and paint a lot of surface area, so the cost to paint a larger home in Snohomish County typically falls within these ranges:
Large homes (2,500+ sq ft)
Typical range $9,500-$14,000

These homes often have high ladder work, difficult or complex trim work, or multiple colors/substrates -for example, natural wood soffits, cedar shake accent siding, and rough cedar siding. These factors make the home look beautiful, but also affect the cost of the exterior house painting.
Cost Per Square Foot for Exterior Painting
In all honesty? Academy Painting does not price jobs by measuring square footage. Some painters do, and that’s ok. We don’t, and here’s why.
Imagine two houses have a side that measures 500 square feet. One of those houses is on a hill and has 6 windows with intricate trim work and a tree in the way. The other house is on flat ground, wide open space, one window. Both have 500 square feet, but one would take far more labor to complete. So you can see why measuring square footage doesn’t necessarily work for us.
We look at the project as a whole and determine how much labor the project will take, and how much material, or paint, we need to supply. These are the two biggest factors that affect our estimates.
For example, how long will it take us to remove all the peeling paint on THIS specific house? How long will it take us to fill the rotten wood on this specific house? How long will it take us to spray this house? These are the questions we ask ourselves. We have painted so many houses that we can look at a project and pretty accurately determine how much time it should take our team to complete.
What Affects Exterior House Painting Costs?
If you want your house painted correctly, meaning that the exterior painting will last you 10-15 years, then prep work, repairs, quality of paint products and general attention to detail are extremely important.
These factors coincide with the cost.
Better paint job = higher price.
I always tell people they can easily find a cheaper painter than us. That painter might do it for half the cost, but also with half the quality.
These are the factors that affect the cost of an exterior paint job, especially in Snohomish County, Washington in 2026.
Surface condition
Peeling paint and failed caulking take time and effort to repair correctly. You want peeling paint thoroughly removed prior to the new paint application. You want your new paint adhering to a strong surface, not to peeling paint.

Caulking is also important to repair correctly. We need to ensure that old cracked caulking is removed and replace it with a new bead of high quality exterior caulking.
Repairs
Replacing or filling any rotten wood trim is an important step in the exterior painting process. Wood rot, like failed caulking, lets moisture in where it isn’t supposed to be. Most of the time, these repairs are fairly simple, but they do affect the final price of any paint job.
Number of stories
Obviously a larger home is harder to paint. A house located on a hill is more difficult to paint than a house on flat ground. Although two houses might be the same square footage, the house located on a hill will undoubtedly cost more to paint, because every step of the project requires a tricky ladder move, a slow ascent up the ladder, and careful movement to stay safe. These all affect labor costs, thus affecting the price of the paint job.
Paint products
One overlooked factor is the quality of paint products. You absolutely get what you pay for when it comes to paint.
We always start our recommendation off white Sherwin Williams “SuperPaint”, as this is a solid mid-tier product that will protect your home for that 10-15 year mark, especially when paired with sound prep work by the painting crew.
Upgrading to Sherwin Williams products like “Duration” or “Emerald” have additional benefits also, but these products are more expensive, too.
Number of colors
Typical paint projects involve two colors. One color for the siding and one color for the trim. Additional colors require slight additional labor, and although it doesn’t add a ton of labor to the project, it definitely ads a little but, thus adding to the cost, also.

Accessibility
Are there big trees in our way? Is the house on a hill? Is the ground soft and difficult to place ladders? These are factors that slow the painting crew down, adding to the cost of labor.
How Washington Weather Affects Exterior Painting Costs
Pacific Northwest homes often need more surface prep, affecting the cost of exterior house painting. Because moisture is so relentless here, ensuring that the prep work is done correctly is very important. A couple years of Washington weather will destroy poorly done prep work.
Typical issues I see on Snohomish County homes are UV damage, fading/oxidation on the siding, mildew on the North side of the houses, and rotten wood where bushes, shrubs and trees have not been kept away from the house. How much or how little of these problems your house has will affect the final cost of your exterior painting project.
Siding Type and Cost Differences
Wood siding
Wood siding in Wa state often has a rough texture to it. You’d think we could just spray this surface as we would any other surface, however, that’s not the case. Wood siding needs to be bankrolled -that is sprayed, then rolled with a roller (immediately as the spraying is taking place) and then immediately sprayed again.
This ensures the paint fills all the little cracks and crevices in the rough texture of the wood. This is an extra step that affects the price of the paint job. If you have rough wooden siding, make sure your painter is back rolling.
Fiber cement
“Hardy Board” holds up great in our Washington weather. It won’t rot and very seldom has any problems, although anything is possible. This type of siding is quite common, and among the easiest types of siding to paint in Snohomish County. The cost of house painting is usually less when we are painting hardy board.
Vinyl siding
We really don’t recommend painting vinyl siding. There are some so-call vinyl siding paints, but I would not take on such a project.
Is It Cheaper to Repaint Before Paint Fails?
It’s always less labor for your painter to paint on a well maintained surface. A house with lots of peeling paint, failed caulking, and rotten wood is far more expensive than a well maintained house where the caulking is in good condition, and the paint is not peeling.
Deferred maintenance costs more. Always. Sooner rather than later when it comes to the cost of exterior house painting.
How to Compare Exterior Painting Estimates
How are you going to compare painting estimates? Here are the questions I would ask a family member if they were asking me for advice.
Is the estimate thorough?
Is each step of prep work listed out clearly?
Is the paint brand and product name clearly listed?
How many coats are included?
If rough wood siding, is it going to be back rolled?
About when will the painting be taking place? (How far booked out are they?)

Here are some RED FLAGS to help avoid the wrong painter:
They can do the paint job next week.
The estimate seems too cheap
Paint product name is not listed
The estimate is not written clearly
Communication is not good with your sales rep/painter
How to Save Money on Exterior Painting
I find homeowners really appreciate when I give them ideas on how to save money on their house painting project. There are factors like adding accent colors that make the house more beautiful, but also increase the price. There are also factors that decrease the difficulty for your painting crew which decrease the price.
How to save money on exterior house painting:
repaint before major failure
book early in the year (before May)
repaint with the same colors
maintain caulking
Hire the right painting company (so you don’t have to paint again in 5 years)
How Often Should You Repaint Your Exterior in Washington?
I wish I could give a clear answer for this. House painting costs a lot of money, as much as a small car or a semester of college. So that really depends on your budget and how your house is holding up.
I tell homeowners your paint job should get you roughly 10 years. If the house is maintained, maybe 15. If the house is poorly maintained? It could be less than 10. It also depends on when you think your house needs it. I drive by houses that I think need a paint job all the time, but the homeowner might not agree.
Having a professional painter look at your home and determine the state of your siding and trim is the best way to know when you should have your house repainted.
